We will provide a PRELIMINARY PROPERTY ANALYSIS. (No charge)

Real and personal property

1. Arrange time to see home and/or meet with family members

2. Provide CMA (Comparative Market Analysis) – Determine value

3. Public records searched for title problems - liens and judgments

4. Payoffs ordered - Lenders, HOAs, Tax liens, Child support liens, etc

5. Net Sheets provided to you and or family (Estimated profit at closing)

6. Listing agreement and or Offer-to-Purchase provided if needed

7. Public records searched for Unclaimed Property (Escheated funds)


We will “LIST THE HOME FOR SALE” as the real estate agent.

? Attorney legal fees and other fees paid at closing.

? Postpone any pending foreclosure

? Receive an accurate estimate of the home’s value.

? Receive list of proven suggestions on how to increase home’s value.

? Receive a “net sheet” which accurately shows the profit to be made at closing

? Using our proven strategies, we will market the home for the highest price

within the time frame allotted.


We will “BUY THE HOME” for cash.

? Attorney legal fees and other fees paid at closing.

? Hold off any pending foreclosure until closing.

? We close fast…within one week if title work complete!

? We pay cash – your client keeps the profit.


We will “SHORT SALE” the home. (A short sale occurs when the property is

worth less than the amount owed.)

? Some attorney fees paid at closing if possible.

? Postpone any pending foreclosure

? Client saves credit, avoids foreclosure and deficiency judgment.

? Client continues living in home without making payments while we negotiate

with the bank.

? Client receives up to $3,000 in “relocation assistance” money.


We will SECURE the home.

1. Change locks

2. Keybox installed

3. Padlock installed on other doors such as storage sheds, detached garage etc

4. Repair or board up broken windows, doors and other entry points

5. Post signs on doors and windows

6. Provide cost estimates for repair and cleanup.

7. Take photos

8. Place insurance on property


We will provide GENERAL MAINTENANCE and UPKEEP.

1. Yard mowing - Keep the code police away

2. Minor repairs, if needed

3. Keep an eye on house.

4. Secure insurance for property

5. Utilities turned on and maintained.


We will “SHINE IT UP!” Exclusive service! (See brochure)

This is our exclusive clean out and clean up service!

1. House will sell for more

2. No money out of pocket – All costs paid from closing proceeds

3. All contents removed from premises….thrown away, donated or stored

4. All items in yard thrown away, donated or stored.

5. House deep cleaned including windows inside and out

6. All light bulbs functioning.

7. Scent devices installed if needed.

8. Small necessary repairs made

9. Other services provided as agreed

10. Repairs begin once court and attorney approved


We will provide necessary Accounting.

1. Weekly or bi-monthly rendering of all expenses if needed

2. Receipts provided if necessary

3. Receive detailed estimate of costs to repair / upkeep


We will MONITER the entire CLOSING PROCESS once under

contract.

1. Work with title company to fix any title issues

2. Tax liens, Child support liens, City liens, Judgments, other

3. Stay in touch with you and family members and heirs

4.. Closing is tightly coordinated and managed by our trained staff

5. Attorneys and family members review all documents

6. Provide detailed list of approved expenses
